You've found the home of your dreams and it's a manufactured home. Great, you've got your mortgage process started with Fannie Mae, Freddie Mac, Federal Housing Administration (FHA), Housing for Urban Development (HUD) or the Veteran's Administration (VA). Then they tell you that the home needs to be on a permanent foundation that is certified by an engineer. Now what do you do?
Well, first ask if the home has an engineered foundation. If it does, and you have the signed stamped engineering plans for the foundation, you're all set. However, many of the homes that we are called out to look at do not meet these guidelines. Most of the deficiencies we find are simple to evaluate. Almost anyone can make a preliminary determination.
Here are a few of the HUD permanent foundation requirements of which you, as the home buyer, need to be aware and to use in making a preliminary evaluation yourself. Please understand that we are providing this information for your use in a preliminary evaluation. These are but a few of the many important HUD requirements for which we look.

If it appears that the home will meet the requirements, call Criterium-Turner Engineers and schedule a foundation evaluation inspection. We will come out and evaluate the foundation. When it meets the guidelines we will certify that the foundation meets HUD requirements. If it doesn't, we will provide you with a report that indicates the area(s) of deficiency(ies). Once these deficiencies are addressed, we are available to re-inspect the foundation for certification.
